In reference to the last post of cutting construction cost, in a recent news article about Donald Trump. The mortgage on his project in Chicago has recently come due, it was financed through a bank in New York by a lawyer in Queens. His lawyers are blaming the banks for the financail mess that we are in and wants a new and better rate on his mortgage because his condos are not selling. But he will not lower the price on them. The same goes for office rents in New York, they charge so much a square foot but will not even think of lowering the cost. Just look at some of the companies that we work for, How many field workers does your company have compared to the amount of office workers in your office? Cuts should be made across the board, not just in the field. Just my opinion.

Hello Brothers and Sisters
Wishing all of you a happy and safe new year. I hope your contract negotiations go smoothly and you are rewarded with a timely and prosperous contract. I started my career in Local 1 in 1986. I worked in construction, mod and repair for Dover, Westinghouse and Schindler before moving to the west coast in 1998. I have fond memories and often reflect on the great union upbringing I received while working in Local 1. I was a Steward on a couple of jobs in the 90s and was fortunate to work with some good people. Since moving to the west coast in 1998 and becoming a member of Local 19 in Seattle My career has taken many turns, but there is one thing That I have never forgot and that is the Union always stays the same. The companies change  the supervisors change along with the customers and the weather,But there is Great comfort in knowing that through unity and collective bargaining we will be able to practice our craft and continue to be the best at what we do as Union Elevator Constructors and be rewarded for it now and in the future. Be strong be smart and above all be United.

Construction unions pressed to cut costs

By Theresa Agovino

Published: December 19, 2008 - 2:37 pm

Contractors are negotiating with their unions in an effort to lower labor costs by up to 25% as a way to help to revive the city’s ever weakening construction industry.

There are roughly $4 billion to $5 billion worth of projects in New York that have either been stalled or haven’t started because of difficulties in obtaining financing, according to Louis Coletti, Chief Executive of the Building Trades Employers’ Association, which represents the contractors. The hope is that lower labor costs will bring down the total construction cost enough to make financing easier to obtain when banks begin lending again.

Mr. Coletti estimates that labor accounts for 50% to 60% of the cost of a job. According to the New York Building Congress, a trade group, and its philanthropic arm—the New York Building Foundation—it costs over $400 per square foot to construct a high-rise office building in the city, compared with $150 in Atlanta and $180 in Chicago.

In negotiations that have been going on since last month, union members are not being asked to outright take pay cuts. Instead, contractors are seeking productivity gains that would effectively lower their costs. For example, contractors want the unions to stagger work hours so that workers aren’t waiting around with nothing to do until their skills are needed on a project.

“Union unemployment could jump to 40% by the end of next year if something isn’t done,” said Mr. Coletti.

Ed Malloy, president of the Building and Construction Trades Council, which represents the unions, said that the unions might be willing to agree to freezing wages next year as part of the cost savings efforts. He notes that at present union workers make an average of $60 to $70 per hour.

"We in labor are cognizant of the fact that we have to make some adjustments; and we want to make sure some of these jobs get started so people can get to work," said Mr. Malloy. "We just want to do it with a scalpel and not a hatchet."

Construction costs have been falling in recent months as demand dries up. The cost of raw material such as steel has been slipped and the price of renting equipment such as cranes has dropped.

Meanwhile, contractors are lowering their fees to win work and developers are putting more equity into their projects to meet banks’ strident requirements.

“Everybody is putting something on the table,” said Steven Spinola, president of the Real Estate Board of New York. “We are saying to labor that we need your help in bring down costs.

Construction is more expensive in New York than elsewhere in the country and that could put local developers at a disadvantage when banks starting lending again because they may choose to finance less pricey projects, Mr. Spinola said. That’s why he insists that it is critical to bring down costs here.

Andrew Singer, chairman and CEO of The Singer & Bassuk Organization, said he thinks the effort to lower labor costs is good idea but isn’t necessarily going to spur lenders to part with their money. Mr. Singer notes that certain projects in the city such as high-end condos and office buildings won’t get funding no matter how low their costs go because of the current glut of such projects on the market.

“Even if you can build them cheaply it won’t make a difference,” said Mr. Singer. “Who wants another condo or hotel or office building right now?”

Dear Brothers & Sisters,
First and foremost Happy New Year to everyone. We MUST WORK SAFE WE MUST PROTECT OURSELVES AT ALL TIMES !!! It was with great sadness and concern when I read WHY 7 people were killed because of the crane collapse in NYC . It was reported that these crane (collars) are secured with nylon straps, a minimum of 8 should be used at ALL times at each point of securing . Well sad to say they only used 4 (allegedly) and one of the straps was visually cut . Regardless of pointing fingers , who's to blame? Safety starts with yourself. Many changes have occurred over the years including Rigging , nylon straps is just one of them . If you see a visually cut or frayed strap first DON'T EVER USE IT, secondly Cut in half so nobody else does. We have a nationally recognized Orange Safety Handbook that has very important guidelines . Their is much helpful information in this book ( too much to cover here) If you don't have one ask your employer or call the union , you can even call me I will get you one . While on the subject of rigging, DON'T EVER use any type of coffin hoist, tug it or any type of hoist UNLESS it has been safety tested in the last year and has a tag .
Their are a lot of accidents out their that are unavoidable. After all the dictionary DEFINES an accident as n-chance, coincidence, fortune , fate............but we can improve our chances by doing everything in our power to make sure we work safe, drive safe.
Well speaking of improving chances I woke up this morning and said a prayer for My New York Giants against the Eagles & also hope all goes well in the Meadowlands ( Since my daughter Angela who is  attending Drexel University in Philly will be wearing her Giant jersey today that I proudly bought her)
I remain as always an extremely proud , educated and truly concerned card carrying member of Local 1 IUEC as well as a proud father and husband with much to be grateful for

Dear Brothers and sisters,
I hope this post finds everyone doing well and in good holiday spirit. Lets continue to help out others less fortunate then ourselves in the New Year coming up.Well we have a signed agreement for the next five years starting March 17th 2009, whether you voted yes or no for the contract , the main issue should be to work according to the contract "no shortcuts" if we all work to the wording of our master agreement and continue to help one another out we will all win and go home at the end of the day in one piece safe and sound.
I spent Christmas this year in the Smoky Mountains of Tennessee with my family , having a great time , no matter where you spent your holiday as long as your with your friends and family you are truly blessed. I  would like to take this moment to wish everyone a very Happy and Healthy New Year !!!
I as always remain a very proud , educated and truly concerned card carrying member of Local One IUEC. I would also like to thank the elected officers for doing a good job bringing a contract in front of the membership in a timely fashion . We all had a chance to vote yes or no. We need as members to work together and protect our work and educate the younger  as well as the newer members on how we here at Local One are still one of the finest skilled craftsmen in the world.
 Respectfully Submitted Brother Brian Link

What is the rush here? I was under the impression that a special meeting must be held to the discuss the contract. I can't find anywhere in constitution that says we can do it at a regularly scheduled meeting.Oh, and instead of giving away the rigging, why don't we police  the material going up on the outside hoist now, in vioation of our present contract.

Happy Holidays,
Danbo

BROTHERS AND SISTERS,

I have received the copy of  the  tentative contract proposal.
I must say I am DISAPPOINTED and EMBARRASSED that this version has even come to print  and into my mailbox .

As I read it over, and over and over...I kept on looking for what we are getting...I am still searching.   Then it came to me.
It can all be summed up in one word.( I'll leave it to you to figure it out)

Brothers and sisters READ YOUR CONTRACT!!
READ YOUR CONTRACT!
READ YOUR CONTRACT!!!

These are a few thing  I have a problem with:
1. 5yr contract-  TOO LONG STICK WITH THE 3 YR DEAL. Too much going on right now.
2. 2 staging areas in construction. twice the work less men GREAT IDEA!!!One man to receive the equipment? What happened to a 2 man trade?
3. 5AM-6PM  STRAIGHT TIME??  I DON'T THINK SO
4. Holidays- COMP TIME INSTEAD OF OVERTIME PAY?
No thanks.

I realize this is ONLY THE 1ST VERSION.. WE STILL HAVE MORE TIME TO NEGOTIATE A FAIR CONTRACT!
Please do.
At this rate, we will be paying the companies to work!

I received the contract in the mail on Thursday.  I'd like to know why there's such a rush to vote on it, when it doesn't expire for three months.  It would be great to have everything settled early, but voting a few days before Christmas is ridiculous.  Why couldn't the vote take place on the second weekend in January, after the holiday season is over?

See you at next Thursday's meeting.

Merry Christmas and Happy New Year to all.

Dear Brothers & Sisters,
I hope this post post finds everyone doing well & in good spirits. With the holiday seasons upon us we really need to understand what the "holiday" stands for. Thanksgiving for me is a time to "catch" up with my 5 brothers and sisters and our families. Times are tough for a lot of people at this time, please reach out to others less fortunate then ourselves.
Local One has been working extremely hard in negotiations and I am hopeful come March 17th we all will be working under an agreement that is fair for ALL departments throughout Local One.
Local One is also collecting gift cards for all the children of Local One members who are unemployed. This is a GREAT opportunity to give back , or as brother Carl DeBellis used to say " Be A Brother To A Brother".
As far as safety goes we all need to work safe so we can go home in 1 piece to our loved ones. We all have a responsibility to do everything to work safe. If you need a second person to perform a specific job safely , get the second person . The companies don't want anyone to get hurt! Work according to the work rules safety book , If you are unsure call your steward or the hall, call me If you want BUT CALL SOMEONE ! Safety starts with you, If you see someone working unsafe , don't get into a fight with him/her just educate them and assist them in working safer. Continue to check/challenge one another for a piad union card.
Well with Thanksgiving behind us , I am very grateful for working for a company that supports me and provides me safety equipment to assist me in my daily assignments. I am also grateful to have some of the finest brothers working alongside me
and I also grateful when I call my shop steward or BA or any Union officer they CALL me back. Regardless of that they are supposed to "that's their job" I am still grateful and appreciate it ! I am most grateful for a wonderful wife who " Deals " with being married to an elevator mechanic . My two children Angela & Scott are truly gifts from God and I'm very grateful and proud of both of them.
Well I did it again went very long on my post , Its been awhile . I hope everyone has a great holiday and a healthy and happy new year . You will get everything In life If you reach out and help others that are less fortunate the yourself.
As always I remain very proud, educated ,involved and a truly concerned member of Local One IUEC.
